The site is located on the west side of the Miami Beach peninsula, adjacent to a series of private islands and bounded on two sides by water, with views to the south. Located on the side, the house takes advantage of the water and views to the south. The first of the two buildings provides a visual barrier to and from the street, creating a courtyard space with a degree of privacy. The two-story residence block opens onto the terrace pool, which extends to the south edge of the site. On the ground floor, the kitchen, dining area, and pool are linked to the living area and terrace on the first floor. This connection of public rooms creates a separation between the guest rooms and the master suite. Each of the private areas is open to the south and west views but maintains a degree of privacy from the public areas of the residence.
The house is raised on a one-meter high plinth to meet the requirements of the local flood plain. This plinth establishes horizontality with a monolithic expression. The solid and massive materials regulate the climate of the house, keeping the spaces cool while providing shade. The openings formed between the slabs are glazed with large sliding doors. The glass is set back along the south and west elevations of the building, creating open decks which, on temperate days, will assist natural ventilation.
